One of Bradford’s largest housing providers secures new 42,000 sq ft premises

Incommunities’ new depot in Bradford

Bradford-based affordable housing provider Incommunities has secured a new 42,000 sq ft depot at the former site of industrial equipment supplier Thorite, on Hillam Road Industrial Estate.

Incommunities’ expansion to the Hillam Road Industrial Estate site, in a letting brokered by BTG Eddisons, enables the business to consolidate its logistics, ground maintenance, landscaping and building services teams into one building, generating long-term efficiencies and cost savings.

The organisation is one of the largest affordable housing providers in Yorkshire, owning and managing more than 22,000 homes across Bradford and neighbouring areas and employing over 1,000 people.

Established in 2003 following the transfer of housing stock from Bradford Council, Incommunities has grown to become a major regional landlord and investor, with annual turnover of £125m and housing assets valued at more than £400m.

Bradford-based BTG Eddisons director Matt Jennings, who acted on behalf of the landlord in the deal, said: “This is a significant letting, both in terms of scale and profile and it underlines the continued demand for large, adaptable employment space in Bradford. We were also really pleased to be able to help Incommunities secure the right premises for their new depot.”

James Bielby, director at Bielby Associates, which acted on behalf of Incommunities, said: “The move has resulted in the successful consolidation from three separate buildings for Incommunities and it’s a substantial commitment which will help streamline their provision of affordable and low-cost housing across the Bradford district.”

Dennis Wellington, director of property services at Incommunities, said: “Taking on the old Thorite building has enabled us to reduce long-term costs and create efficiencies.

“Our grounds maintenance, estates services and property services teams are now under one roof, alongside our training centre. We have only just moved to the new site, but already we can see the benefits of cross department working and knowledge sharing.”

Eddisons rebranded to BTG Eddisons earlier this year, giving clients greater access to the financial and real estate advisory services across BTG, formerly known as Begbies Traynor Group.
